What cooling off period in Baulkham Hills actually involves
We read the NSW Government's page Buying property off the plan on 7 October 2026. the Office of the Registrar General's item of 11 October 2019 says the laws extended the cooling off period for off-the-plan contracts to 10 business days from 5, and did not change it for contracts relating to established homes.
Varying the period
The NSW Government says the period can be waived or shortened, but only if the purchaser's lawyer or conveyancer provides a certificate required by legislation and explains the contract and the consequences of varying the cooling off period.

What the pages do not say
Neither page says what a given contract provides, or how notice is given, so we say none of that. The NSW Government's page lists questions to put to a conveyancer or legal representative before signing, and says you must review the contract and get legal advice.
The rule is State-wide, so nothing about it is particular to Baulkham Hills. Any amount the NSW Government states on its page is its own, not a price from this site or any provider. The sunset clauses page covers what the NSW Government says about ending a contract, and the suburb pages cover the Hills Shire setting.
